The Damage Tally - The Bills Are In

So the grand total for our water damage issues are in:

Water heater (died coincidentally at the same time, not part of water damage but still expense) $997
Plumber - $110 - who determined leak was not a plumbing leak but a roof leak
Roofer - $100 including a new vent
Supplies: putty, drywall tape, new heater/fan $80
Hubby:  4 hours fixing drywall, sanding and painting (paint and sandpaper we had)
Flooring $1005

= $2292

Our water damage deductible was $2000 if we had gone through insurance.  They would have only covered the repair to drywall, drying out floor and new flooring so it would have been way under deductible.  They do not cover the actual repair to the item that caused the damage.  They would have not covered the Hot Water Tank.  Therefore even if we went through insurance there would be zero payout.


We saved approximately $1000 by not having a claims adjuster assigned as if we had done that  we would be rated for 3 years on our house insurance due to the claims adjusting expense.

Most of the ordeal is over.  I am ordering the flooring today and it should arrive in 3 weeks or so.  Then installation which should be about 4 weeks away.  I also have to pay a plumber to uninstall the dishwasher (again) and reinstall it when the flooring is finished (again).

We moved the stove back near where it should be only close enough to plug in and use.  It makes cooking/working in the kitchen difficult as it sticks out 2 feet but we have to leave it that way so the floor behind is 100 percent dried when it comes time to refloor.

I am hoping flooring our kitchen 3 times in 3 years is it.  If our flooring has any further issues we will rip it out and just put cement down. You think I am kidding but our friends had custom stained cement in their walkout basement with a clear coat on top and it looked great.   Also indestructible as they have many grandchildren and animals.  Not sure hubby would go for that though.

I still haven't managed to get my passport application done but the paperwork is filled out.  Today I get a haircut, then perhaps tomorrow pictures and Monday I can hand it in for processing.

We have been avoiding mainstream TV primarily because if I have to see one more picture of that horrible orange man on TV who is trying to cause WW3.  Instead we have been watching Stranger Things on Netflix and have 4 books on the go.  We usually watch the news as we eat dinner but instead have switched over to rerun episodes of MASH.  Funny how watching a TV show about the Korean war is much better than current news.

We ended up working Saturday but really did take Sunday off last weekend so hopefully this weekend we get a full 2 days off.  One of them will be spent putting the garage back together.

On another note, apparently at exactly 10 years is when your house starts falling apart.  One of the plastic casings on the tube light fixtures in the garage cracked and dropped onto our car overnight.  We haven't discovered any damage to the car except a small gouge in the paint near the windshield but we haven't really had time to look closely yet.  Another thing to fix...will it never end?

On the other hand, I am ever so thankful that we always live below our means so we have the funds on hand to do these repairs.

  2. Yes, good thing about living below your means and not having to stress out about having the funds to deal with this sort of stuff. Ugh! anyway though. Repairing/redoing house jobs means just that much less for travel for y'all. I hope this is the end of it for a few years.

    And *Mash* took place during the Korean War, not 'Nam. ;-)

  3. Good grief!!! I was just thinking as I started reading.....didn't they just DO the floors? Again??
    Hopefully three times is the charm! Bless your hearts!
    I'm glad we are all grown ups - or most of us are - regarding politics. Y'all are doing the exact same thing we said we would do if the other side had won. Nothing last forever though. It's the balance that sways one direction and then the other. Hang in there!

  4. The joys of home ownership... Things fall apart constantly, usually just after the warranty expires. However, there is still no better investment than REALestate.

    1. You are right. We made a lot of money on our first home together, lost a little on the 2nd (although we were still far ahead than if we had been paying rent) and are making money on this house already - even after renos and repairs :)

  6. I'm in Hong Kong collapsed in room exhausted at the mo so catching up on reading my fav blogs yours being one of them. We just watched season one of stranger things before we left I loved it just brill. Hope you get your floor sorted I think cement flooring looks great.

  7. My mom used to say that every 10 years, things would go wrong with appliances. It always seemed that way too. It's good to be prepared with an emergency fund. We still haven't been through a big hurricane and June will mark 4 years since relocating south. We're having an amazingly warm winter which locals tell me is a sign that summer will bring a strong storms. Yikes!

    1. A hurricane would be scary, just being in a tropical storm was scary enough for me and we were in Mexico where we didn't have to worry about our property. I hope you get through another year without one, but it is worth it to be prepared

  8. That's the pits, but I'm glad it's all repaired (this round). I think everything starts to fall apart as soon as the warranties expire.

    1. Yes, although the light thing was really weird. I think it might have something to do with us suddenly heating the garage to dry out the drywall. That or we had a minor earthquake I am not aware of

  10. What a giant hassle! I'm so sorry you've had such trouble with your floors. We've been lucky, but we are really testing the odds with the next home purchase. ;-) We need a huge emergency fund. Fingers crossed nothing big will happen until we get that sorted.

    1. We always have a line of credit if things get really bad, haven't used it in several years but it costs nothing. I have one in my name (from when I was single and had a condo) for $20,000 and hubby has one in his name for the same. They are unsecured.

  11. That always annoys me about insurance. You can pay for years, and they get to keep the money. You make a claim of any size and they ding you for three years to "make up some of their cost." - Margy

    1. I worked for 2 other insurance companies directly and they wouldn't have charged for adjuster expense with zero payout so I was peeved when told this company would :(. The other 2 were member owned though Alberta Motor Association and Coop

    1. Or it snows as it is doing right now...but the roof fix seems to have sorted out the water damage because there is 1 foot of snow that has gone onto the roof since Friday morning and still no additional water damage thank goodness

  14. Oh my! I thought I had missed several of your posts but it seems not - you've been TOO busy! Doesn't it make you wonder why we bother with insurance? I've had a couple leaks before but they are never covered. I also dinged a car in our parking lot which I chose to just pay for as it was very minor but would have caused my insurance to go up if we made a claim (no damage to Dougie at all.)
    Sigh... I really really hope your flooring issues are over and done!!

    1. We've also been busy shoveling...a true test of our roof repair :). You were right to pay for minor damage - vehicle claims go sky high when your fault. Our regular house deductible is $1000 but $2000 with water damage, because it is such a common occurrence unfortunately
